GCB Real Estate has extensive experience representing landlord clientele in real estate transactions. GCB has leased warehouse space in excess of 100,000 sq. ft. and office space as small as 130 square feet. No matter how big, or how small GCB is your one stop property shop. Other spaces leased include a 30,000 sq. ft. build to suit warehouse on Cross County Road.
Our process begins with an interview with a property owner to discuss the characteristics of the building, the desired rental rate, and marketing strategy. Next, we inspect the building and record all of the fixtures, appurtenances and amenities. Once we have completed the inspection we conduct a market analysis of the building to determine why type of tenant would be interested in the space and what the average price per square foot for that type of space. Next, we begin marketing the building using online services, the CTAR (Charleston Trident Association of Realtors) Multiple Listing Service, putting large 4 x 8 signs outside of the property and reaching out to our extensive network of contacts. Following the implementation of our marketing plan, we begin showing the space to prospective lessees. Once we have found a ready, willing and able lessor we will prepare the lease agreement and submit the contract for your review. Throughout the negotiation process, we will negotiate on your behalf so you get the best rate that the market will support. Once the contract has been ratified, we will accept the security deposit and deliver it along with a fully executed lease to you.
